Is Valencia a good place to relocate in 2026?

Yes — Valencia is consistently ranked among Europe’s top relocation destinations for Western expats, families, and retirees. The city combines a Mediterranean coastline, 300+ days of sunshine, a walkable historic centre, excellent public healthcare, and a cost of living roughly 30–40% lower than London, Paris, or major US cities. It feels safe, the food culture is exceptional, and there is a large established community of British, American, Dutch, German, and French residents — so newcomers rarely feel isolated. After eight years of helping international families settle here, we see the same pattern: people come for the climate and stay for the quality of daily life.

 

For non-EU citizens, the two main routes in 2026 are the Non-Lucrative Visa (NLV) for retirees and the financially independent, and the Digital Nomad Visa (DNV) for remote workers and freelancers. Spain’s Golden Visa was discontinued in April 2025 and is no longer an option. EU and EEA citizens do not need a visa — they simply register their residence and obtain an NIE (foreigner tax ID). Most American, British, and Canadian clients we work with apply under the NLV or DNV, and we coordinate the full process with specialist immigration lawyers in our network — from document apostille to consulate appointment.

 

 

Yes — Spain’s Non-Lucrative Visa is designed exactly for this. For 2026, the main applicant must demonstrate passive income of at least €2,400 per month (€28,800 per year), plus €600 per month (€7,200 per year) for each additional family member. Qualifying sources include state and private pensions, rental income, dividends, interest from investments, annuities, and royalties. Full-coverage private health insurance valid in Spain is mandatory, and you cannot work for a Spanish employer on the NLV. The visa is renewable, leads to long-term residency, and is the most common route for retirees relocating to Valencia.

 

A retired couple lives comfortably on €2,500–€3,500 per month in Valencia, including rent or mortgage. A family of four typically budgets €3,500–€5,500 per month, depending on neighborhood, school choice, and lifestyle. Public transport is excellent and affordable, groceries and dining cost roughly 30% less than Northern Europe, and a quality menu del día (three-course lunch with drink) still runs €12–€16. The largest variable is housing: a furnished three-bedroom apartment ranges from around €1,200 per month in residential districts to €2,500+ in the city centre, beachfront, or premium school catchments.

 

The best neighborhood depends on your priorities. For families wanting walkability, parks, and city life, Ruzafa, El Pla del Real, and the area around the Turia gardens are favorites. For larger homes with gardens and proximity to international schools, the coastal villages of Alboraya, Patacona, El Saler, and the inland zone of La Eliana, Bétera, and Rocafort are the most popular choices for international families. American expats often gravitate to Alboraya for the beach-and-school combination, or to El Vedat / Torrent for larger detached homes. Yes — Spain places no restrictions on foreigners purchasing property, including non-residents. Spanish banks routinely offer mortgages to non-resident foreign buyers, typically financing 60–70% of the property’s value (versus 70–80% for residents), over 20–25 years, with fixed or mixed rates currently in the 3.0–4.0% range. You will need a Spanish tax ID (NIE), a Spanish bank account, and documented proof of income and assets. We almost always recommend renting first — typically for 6 to 12 months. Valencia’s neighborhoods feel very different in summer versus winter, and the right area on paper is not always the right one in practice once you are living school runs, commutes, and weekend rhythms. Renting first also avoids buying under time pressure, lets you build local relationships with notaries, banks, and tax advisors, and gives you space to test your long-term plan before committing six-figure purchase costs. The exception is buyers with a very specific brief and a tight timeline, where we sometimes run rental and buying searches in parallel.

 

Healthcare and schooling are two of the strongest practical arguments for Valencia. The Valencian public health system is consistently rated among the best in Spain and is free for residents who contribute to social security or hold an S1 form; private healthcare is also excellent and affordable, with full family plans typically €100–€250 per month. For schools, Valencia offers a deep international network — American School of Valencia, Caxton College, Cambridge House, Iale, ELIANS (French Lycée), among others — covering British, American, French, and IB curricula.
